Del Webb Savannah at Heartwood: A Buyer’s Guide to 55+ Living

Community Guides Trisha Cook October 11, 2026

If you want a Del Webb community near Savannah, start with Del Webb Savannah at Heartwood. The name connects it to Savannah, but the address puts you in Richmond Hill, in Bryan County, just 20 minutes south of Savannah and closer to St Simons & Jacksonville areas. Another Del Webb community close to Savannah is Sun City, in the Bluffton/Okatie area of South Carolina. The Trisha Cook Team has team members in Georgia and South Carolina. We can help you navigate the communities, compare amenities and home choices, and decide whether staying on the Georgia side or looking across the state line makes more sense for your move.

Where Is Del Webb Savannah at Heartwood?

Del Webb sits within the larger Heartwood master-planned community in Richmond Hill, near I-95’s Exit 82. Think of it as a Savannah-area option with a Richmond Hill home base, rather than a neighborhood inside the City of Savannah. Heartwood is still being developed and will include a grocery store within golf cart distance, a brewery, many shops and restaurants, an upscale Kessler brand hotel that is currently under construction, and already has a Starbucks, Zaxby's and a medical facility already standing.

On a visit, drive to family, medical offices and other regular destinations at the times you would normally use them. Contact us for more information or to schedule a weekend visit and tour.  We can help you explore the surrounding Richmond Hill & Savannah area, too.

An Age-Restricted Neighborhood Within a Larger Community

Heartwood includes several neighborhoods and housing choices. Del Webb Savannah is its gated 55+ neighborhood. The distinction helps buyers understand why a feature advertised somewhere in Heartwood may follow different access rules from an amenity inside Del Webb.

Ask for the rules that apply to the home you are considering, including household eligibility, visiting family, guests using the facilities and any plans to lease the property. The 55+ label alone does not answer all of those questions.

What Homes Should You Compare?

Del Webb markets new homes here. Start with the way you live, then compare the available plans, homesites and move-in timelines.  There are no other true 55+ communities in the Savannah area so this is certainly a unique product that is selling fast.

Then compare the actual home and homesite. The model’s finishes, outdoor improvements and selected options may differ from what is included in a quoted price. Ask for an itemized proposal and distinguish a to-be-built home from an available quick move-in home. Our Savannah-area new construction guide explains more of the decisions to make before signing.

Which Amenities Are Open, and Which Are Planned?

This is one of the most important questions at Heartwood because they are currently in the process of being built.

The developer’s published plans describe a clubhouse, fitness space, indoor and outdoor swimming, pickleball and tennis, along with a riverside gathering area called The Fish Camp. Those plans help explain the community’s direction, but an announcement is not proof that every facility is operating.

Heartwood’s current FAQ reports an open pool at Del Webb Savannah. The developer’s model-home announcement describes a temporary Lifestyle House and a larger planned clubhouse. Ask which facilities residents can use today.

What’s Coming Around Heartwood: Live, Work and Play

Del Webb is one part of a much larger plan for Richmond Hill. For buyers, the appeal extends to what could become available nearby: a meal out, everyday shopping, medical care and places to spend time with visiting family.

Shopping and Dining

Heartwood’s commercial plans identify Outfitters Village as a future gathering area with shops, restaurants and offices around a village green. The developer also names Hop Atomica among the businesses planned for that area. The Arbor Marketplace is planned for a grocery store, dining and everyday retail, although a named grocer and opening date should not be assumed.

There is already activity at Poplar Place. Heartwood lists Starbucks, Zaxby’s, Keller’s Woodfire Pizza and Pin High Indoor Golf among its current businesses. Bleu Coat Kitchen operates at The Outfitters.

Work and Healthcare

The employment side includes Heartwood Commerce Park, with businesses such as Hyundai Mobis, Medline and FedEx. Plans for Crosstown include neighborhood shops, dining and professional offices. That broader mix matters to buyers who are still working or considering a move alongside family members with different housing and employment needs.

The St. Joseph’s/Candler Richmond Hill Campus at Heartwood is already open, with primary and urgent care among its services. The Bē Health program adds wellness activities and help connecting residents with care. Confirm the specific providers and services you need.

Recreation Beyond Del Webb

Public trails, The Green and community events already offer ways to enjoy the larger Heartwood setting. The developer also identifies a future dog park and a 23-acre regional park.

Farther ahead, The Grove is envisioned as a sports-and-entertainment destination. Its commercial marketing describes potential uses such as dining, a movie theater and sports facilities. These are development possibilities, not a confirmed lineup of operators or opening dates.

For a Del Webb buyer, this is the larger live, work and play opportunity. It also means ongoing construction and changing traffic patterns deserve attention. We can help you compare what supports your lifestyle today with the future plans around the homesite you are considering.

What Should You Budget Beyond the Home?

Heartwood’s public FAQ currently lists Del Webb Savannah dues at $250 per month. Treat that as a published starting point and request the current association documents and a property-specific fee breakdown before relying on it.

Ask which services are included, whether any other association charges apply, what is collected at closing and which home or landscape responsibilities remain yours. Do not assume “low maintenance” means every exterior task is covered.

For a new home, separate the home price, homesite premium, selected options and closing costs. For ongoing ownership, include association charges, property taxes, insurance, utilities and the activities you expect to pay for separately.

Who Should Put Heartwood on the Short List?

Heartwood is worth a closer look if you want new construction, prefer Richmond Hill as your home base and like the idea of joining a community while it is growing.

If you are also considering Sun City Hilton Head, tour it with the same priorities in hand. Your decision may come down to the surrounding area, the amenities you can use immediately or the particular home that fits your needs.
