If you are comparing Hilton Head Plantation and Long Cove Club, the biggest mistake is treating them like two versions of the same gated Hilton Head community.
They are not.
Both offer private residential settings, boating access, golf nearby or within the gates, recreation and established amenities. But the way you pay for those amenities, the type of Club structure you are buying into and the rules that come with ownership are very different.
For buyers moving from another market, these distinctions matter just as much as the house itself.

A home that looks like the better value on paper can become the more expensive choice once dues, initiation fees, assessments and optional memberships are added in.
Hilton Head Plantation is one of the island’s largest private residential communities. The property owners association maintains the gates, roads, common areas and a substantial list of resident amenities.
Golf is available inside Hilton Head Plantation, but the golf clubs are separate from the POA. The community includes several golf courses with different ownership and membership structures, including semi-private and private options.
That distinction gives buyers flexibility.
You can own a home in Hilton Head Plantation without automatically committing to a full private golf Club membership. For some buyers, that is exactly the point. They want the gated setting, trails, marina access, parks and other POA amenities without paying for a golf membership they may rarely use.
The tradeoff is that you need to look carefully at which amenities are included through the POA and which require separate Club membership or user fees.
Buyers considering a second home, future rental or investment strategy should obtain the current covenants and verify the rental rules for the specific property before purchasing.

Long Cove Club operates very differently.
Property ownership and Club membership are closely tied together, and the annual dues include the type of costs buyers might otherwise think of separately as HOA or POA fees.
Long Cove’s 2026 published fee schedule lists:
The community’s published materials state that annual dues provide owners with unlimited use of the community amenities and include traditional HOA/POA-type fees.
The assessment is not automatically a new $7,866 charge for every buyer. Long Cove says many owners paid it in a lump sum, while some chose monthly payments over eight years with interest. Ask for the property's remaining balance and how it will be handled at closing. Cart charges, guest fees and other usage costs can also apply.
Compare a written, property-specific cost breakdown instead of assuming that annual dues cover every expense.
Long Cove’s amenities include its Pete Dye golf course, deepwater marina, tennis, pickleball, bocce, clubhouse dining, Junior Olympic-size pool, dog park, playground, community garden and other recreational facilities.

Buyers sometimes start with the golf course and work backward.
That is understandable, but it is usually too narrow.
At Long Cove, golf is part of the core private Club experience. At Hilton Head Plantation, buyers can choose among multiple golf options with different membership structures.
The better question is not simply which course you prefer.
It is how much golf you plan to play, whether you want your social life centered around one Club, whether you want flexibility to change Clubs later and how much of your annual housing budget you want committed to Club dues.
For a serious golfer who wants a highly integrated private-club environment, Long Cove may make more sense.
For a buyer who wants gated Hilton Head living but does not want Club membership to drive the purchase decision, Hilton Head Plantation may offer more flexibility.
Neither structure is automatically better. They are simply designed for different priorities.
Boating buyers need to go beyond the phrase “marina community.”
Long Cove publishes that its marina can accommodate boats up to 40 feet and that there is no additional fee for a boat slip, personal watercraft or kayak/paddleboard storage. Space is limited, however, and current Long Cove rules state that dock and rack assignments are not transferable with the sale of a home.
That last point matters.
Buying a home from an owner who currently has a slip does not necessarily mean that slip becomes yours.
Hilton Head Plantation includes Skull Creek Marina within the community and also has extensive access to the surrounding waterways, but buyers should separately verify ownership, availability, fees and access rules for the particular boating facility they intend to use.
For any Lowcountry boating purchase, we recommend confirming five things before making an offer: maximum vessel size, water depth, storage type, current availability or waiting list and whether marina privileges transfer with the property.
Hilton Head Island has a major vacation-rental market, but that does not mean every gated community allows short-term rentals.
For Hilton Head Plantation, confirm the applicable covenant class, minimum lease term and any rental-registration requirements directly with the POA.
Long Cove is positioned as a private residential Club community, and buyers should obtain and review the current governing documents before relying on any rental plan.
This matters even if you do not intend to rent immediately.
A buyer may think, “We will use it ourselves for a few years and rent it later.” If the covenants do not support that plan, the property should be evaluated as a personal-use residence, not as a future vacation-rental asset.
This is where many relocation buyers get surprised.
A $1.2 million home in one community and a $1.2 million home in another do not necessarily carry similar annual costs.

The house still matters, but in communities like these, the community obligations can affect daily life for years after closing.
