Dataw Island and Coosaw Point are both waterfront communities in the Beaufort area, but they are built around very different ownership experiences.
That difference matters.
A buyer looking only at home prices could miss one of the biggest distinctions between them: Dataw Island has a mandatory Club and Owners Association structure for property owners, while Coosaw Point is centered more heavily around its property owners association and shared community amenities.
For relocation buyers, the better question is not which community is “better.” It is which cost structure, amenity package and boating setup fits the way you expect to use the property.

Dataw Island is a private community on St. Helena Island near Beaufort. Property ownership carries both Owners Association and Club obligations.
Dataw’s official 2026 resident membership information lists the following for an improved property:
Dataw also offers an optional multi-generational membership add-on for qualifying adult family members living in the home full time. The published 2026 charge is $87 per month per additional member.
That structure gives Dataw a true private-club feel, but buyers need to budget for it from the beginning. The Club cost is not an optional afterthought that can simply be skipped after buying the house.

Coosaw Point is located on Lady’s Island near downtown Beaufort and the Coosaw River.
Its amenity package is significant, but the structure is not the same as Dataw’s golf-and-club model.
Coosaw Point’s official community materials describe amenities that include the River Club, junior Olympic pool, children’s pool, fitness room, tennis and pickleball courts, a floating day dock, boat launch, Crab Shack, parks, ponds and walking paths.
The River Club and waterfront facilities are central to the community, but buyers are not stepping into the same type of mandatory golf Club arrangement found at Dataw.
For buyers who want a waterfront neighborhood with community recreation but do not want private golf membership to be a major part of the ownership budget, that distinction can be important.

Dataw has two golf courses and a structured private Club program with annual sport-package choices.
Coosaw Point is not built around golf in the same way.
That does not automatically make one more expensive or more valuable than the other. It simply means the buyer needs to decide whether golf is an amenity they actively want to fund and use.
If golf is central to your routine, Dataw deserves a closer look.
If boating, community recreation, proximity to Beaufort and a waterfront setting matter more than having golf inside the gates, Coosaw Point may better match the search.
This is why we do not like generic “best community” lists. A ranking cannot tell you whether you will actually use the amenities you are paying for.
Dataw has a full-service marina environment in addition to community docks and kayak access.
Its official marina information describes wet slips, dry-stack storage, a boatyard, fuel and haul-out services. Availability and vessel requirements still need to be confirmed directly with the marina.
Coosaw Point’s official amenities describe a large floating day dock, launch ramp and access through a canal to the Coosaw River, with connections toward St. Helena Sound, the Atlantic and the Intracoastal Waterway.
Those are two very different boating models.
A buyer who wants regular wet-slip or dry-stack storage may place more weight on Dataw’s marina facilities.
A buyer who keeps a boat elsewhere, trailers a boat or mainly wants launch and day-dock access may evaluate Coosaw Point differently.
Before buying in either community, verify the exact boat-storage arrangement you plan to use. Never assume “marina access” means a slip is included with the house.
This is one area where buyers should be especially careful.
For Dataw Island, obtain the current Owners Association rules and any property-specific exceptions before assuming you can rent the home. Ask about the minimum lease length, annual limits on rental periods, registration and renters' access to amenities.
Do not treat a community's renter-membership offering as permission for a particular rental schedule.
Coosaw Point’s published rules and governing documents should be reviewed for the specific property before relying on any rental plan. Community rules can also work alongside municipal or county regulations, so buyers need to check both layers.
If rental income is part of the purchase decision, get the restriction in writing before making the numbers work on a spreadsheet.
Dataw’s Club and association structure makes many of its costs easier to identify because the fees are formally published.
Coosaw Point’s ownership costs should be verified directly through current POA documents, resale disclosure materials and the closing process.

A lower HOA number does not necessarily mean lower total ownership cost, and a higher Club fee is not automatically a negative if you will actively use what it pays for.

Dataw Island is the more natural fit for a buyer who specifically wants a private Club environment with golf, structured sports offerings, marina services and a broad amenity program.
Coosaw Point is worth a closer look for a buyer who wants a Beaufort-area waterfront community with substantial shared amenities and boating access without making private golf Club membership the center of the purchase.
Then the house itself becomes the next layer: lot position, water or marsh view, flood exposure, renovation needs, build quality and how far the property sits from the amenities you expect to use most.

Coosaw Point describes a floating day dock and boat-launch ramp with access to the Coosaw River. That is different from an assigned permanent marina slip. Buyers needing wet-slip or dry-stack storage should verify their options instead of assuming storage comes with the home.
Dataw is the more golf-focused option, with two courses and a choice of sports packages. Coosaw Point emphasizes waterfront recreation, pool, fitness, racquet sports and shared outdoor spaces. The right choice depends on which amenities you plan to use.
Obtain the current governing documents for the specific property before relying on rental income. Confirm minimum lease terms, rental-frequency limits, registration and amenity access, along with applicable local requirements. A renter-membership option does not establish that a particular rental schedule is allowed.
