Savannah Quarters Questions Buyers Ask Us Most

Savannah Quarters is one of Pooler’s most recognizable communities, but buyers often arrive with an incomplete picture of how it works. Some assume every home is behind the same gate. Others believe buying anywhere in Savannah Quarters automatically includes golf, swimming and tennis. Neither assumption is safe.

The community includes distinct residential areas developed at different times, with different home styles, associations, gates and amenities. Before you compare homes only by price or square footage, you need to know what comes with each address and what does not.

The Trisha Cook Team at Compass sells dozens of homes in Savannah Quarters every year. These are the questions we want buyers to answer before they make an offer.

Savannah Quarters is in Pooler, Not Downtown Savannah

Savannah Quarters is located in Pooler, west of downtown Savannah and near the I-16 and Pooler Parkway interchange. That location puts residents close to Pooler’s shopping, dining, medical services and Savannah/Hilton Head International Airport while keeping downtown Savannah within a 10-15 minute driving distance, while also being 30 minutes from Bluffton/Hilton Head.  The location is very central to both I-95 and I-16, many of the major employers in the area such as Gulfstream, the Savannah Hyundai Metaplant, JCB and hospitals, and minutes from the airport. 

The tradeoff is traffic. A trip that looks quick on a map may take longer during weekday commuting hours, holiday shopping periods or construction if you choose to go down Pooler Parkway vs one of the nearby interstate connections. Buyers who will commute regularly should test the drive at the time they expect to travel, not only during a quiet weekend showing.

It Is a Collection of Neighborhoods, Not One Subdivision

Westbrook is the gated, golf-centered district most people picture when they hear Savannah Quarters. It contains several established neighborhoods, including Reunion, Westbrook Lakes, Danbury Park, Westbrook Grove, Westbrook Greens, Westbrook Cove, The Reserve, The Fairways and villa-style areas.

Across the larger Savannah Quarters development are communities associated with the Easthaven side, including The Gates, Hamilton Grove, Berkeley Walk, Davenport, Whitaker Park, Telfair Park, Drayton Park and other newer or established sections.

That distinction affects much more than the name shown in the MLS. It can affect gate access, HOA obligations, architectural standards, lawn maintenance, neighborhood amenities and proximity to the Savannah Quarters Country Club.

Club Access and Homeownership Are Separate Questions

The Savannah Quarters Country Club is a private club located within Westbrook. Its official membership options currently include Recreational, Sport Classic and Golf memberships. Recreational membership includes social privileges and access to the pools, fitness center, Har-Tru tennis courts, dining and special events. Sport Classic adds practice-facility access and a limited number of annual golf rounds. Golf membership includes unlimited golf and expanded booking privileges.

The Club also accepts nonresident members, which is a useful reminder that Club membership and property ownership are not the same thing. Buyers should never assume that purchasing a Savannah Quarters home automatically provides a particular level of Club access or that a seller’s membership transfers with the property.

Ask for the current membership categories, initiation requirements, dues, waitlist information and transfer rules directly from the Club before making a financial decision.

HOA Fees Depend on the Address

There is no single Savannah Quarters HOA fee that accurately applies to every home. A property may be subject to a master association, a neighborhood association or additional obligations tied to the type of home and services provided.

The right review includes:

  • Current dues and payment schedule
  • Any transfer, capital contribution or initiation charges
  • Lawn or exterior maintenance included with the property
  • Architectural review requirements
  • Leasing restrictions
  • Vehicle, trailer and parking rules
  • Pending or recently approved assessments
  • Club obligations, if any, shown in the recorded documents

Marketing material and an old MLS listing are not substitutes for current association documents.

Schools Must Be Confirmed by Address

Savannah Quarters is served by the Savannah-Chatham County Public School System, but assignments should be checked for the exact property, as the zoning lines change frequently. The district approved western Chatham County boundary changes for the 2026-27 school year and directs residents to its address-based InfoFinder tool. 

Private School Options: You'll find that many of the parents in Savannah Quarters send their kids to local private schools in the area. Savannah Christian is nearby and many other options are also available. For further information on your private or charter school choices, reach out. 

Do not rely on a listing portal, an old flyer or the school attended by a nearby household. Boundaries, grade configurations and temporary school locations can change.

Flood Risk Is Property Specific Too

Pooler and Chatham County contain multiple flood-zone designations. Even homes within the same larger community can have different elevations, drainage conditions, lender requirements and insurance quotes.

For any Savannah Quarters home, buyers should check the effective flood map through the Georgia Department of Natural Resources Flood Map Viewer or FEMA, review any available elevation certificate, ask about prior water intrusion and obtain an insurance quote during due diligence. A home outside a Special Flood Hazard Area is not the same as a home with no flood risk.

Homes on the same street can have different flood ratings, therefore the home next door could cost you more per month than the one you're standing in, and you certainly need to know those risks before you purchase. 

New Construction and Resale Require Different Questions

Savannah Quarters includes established custom homes, production-built homes, villas, townhomes and newer construction. A new home may offer current finishes and builder incentives, while a resale may provide a more established lot, mature landscaping, completed improvements and a clearer record of ownership costs.

Builder representation works for the builder. Buyers should bring their own agent to the first visit and compare the builder contract, incentives, lender credits, inspection rights, completion standards and neighborhood plans before signing.

Start With the Address, Not the Savannah Quarters Name

The smartest way to buy here is to evaluate the specific home, specific association and specific access rights. That is where local experience matters.

No. Westbrook is the best-known gated district, and The Gates is also a gated neighborhood, but buyers should verify access and association details for each specific Savannah Quarters address.

  • Does buying in Savannah Quarters include Country Club membership?

Do not assume it does. Savannah Quarters Country Club is a private club with separate membership categories and accepts both residents and nonresidents. Easthaven homeowners are not required to have membership into the Club & therefore it is optional (and can be taken away at any time). Confirm current property obligations and Club terms before purchasing.

  • Can Savannah Quarters residents use the pool and fitness center?

The Country Club pools and fitness center are membership amenities. Some individual neighborhoods, including The Gates, have their own amenities. Access depends on the property and applicable membership or association.

  • What schools serve Savannah Quarters?
