Buyers often ask whether Westbrook or Easthaven is “better.” That is the wrong first question. The better question is which specific neighborhood gives you the property, access, maintenance level and ownership costs you want.
Westbrook and the Easthaven side share the Savannah Quarters name and convenient Pooler location, but they are not interchangeable. They developed in different phases and include their own smaller neighborhoods. Even within each side, the answer can change from one address to the next.
The Trisha Cook Team at Compass sells dozens of homes throughout Savannah Quarters each year. Here is how we explain the broad differences before narrowing the search to individual properties.
Westbrook is the gated district built around Savannah Quarters Country Club and its Greg Norman Signature golf course. It is the side most closely associated with the community’s golf, dining, pool, tennis, pickleball and fitness lifestyle.
Westbrook contains a wide range of housing. Buyers may find custom estates, traditional single-family homes, golf or lagoon properties, cottages, townhomes and lower-maintenance villa options. Neighborhood names include Reunion, Westbrook Lakes, The Reserve, Westbrook Grove, Westbrook Greens, Westbrook Cove, Danbury Park, The Fairways and others.
That variety means Westbrook is not one price tier or one housing type. A compact villa and a custom golf-course estate may share the gate but compete in completely different markets.
The Easthaven side includes a collection of established and newer residential neighborhoods closer to Easthaven Boulevard, Pooler Parkway and the surrounding road network. Depending on the address, buyers may find traditional single-family homes, townhomes, newer production homes or purpose-built rental communities.
Neighborhoods associated with this broader side include The Gates, Hamilton Grove, Berkeley Walk, Davenport, Whitaker Park, Telfair Park and Drayton Park.
Do not translate “Easthaven” into “not gated.” The Gates is its own gated community with a clubhouse, zero-entry pool, playground and RV or trailer storage, according to its homeowners association. Other neighborhoods have different access and amenities. This is exactly why the address matters more than a broad label.
Savannah Quarters encompasses both, as the master planned community as a collection of residential neighborhoods with varying gates and amenities with all sorts of home options, from villas, townhomes, cottages, single-family homes and custom estates
Westbrook: Overall setting-Gated district centered on the private Country Club and golf course
Amenities: Club amenities require the applicable membership. Neighborhood amenities vary; some have their own pool, clubhouse or common areas
HOA structure: Varies by neighborhood and property type but the master association is Savannah Quarters. The biggest caveat: anyone behind the main gate must pay a social membership, along with their annual HOA dues. Easthaven residents do not have to join the social membership.
Buying strategy: Compare the lot, view, Club relationship, gate and construction quality. Compare individual HOA, amenities, gate, builder, phase and future development

The Savannah Quarters Country Club currently offers Recreational, Sport Classic and Golf memberships. The Club also markets memberships to nonresidents.
That tells buyers something important: living near the Club, living inside Westbrook and belonging to the Club are related ideas, but they are not identical legal or financial concepts. Before buying, confirm:
The Club does not publish a complete current fee schedule on its public membership pages, so online numbers from old listings or social media should not be treated as reliable.
Buyers should compare the total monthly and annual ownership picture. Depending on the property, that may include HOA dues, sub-association dues, lawn or exterior maintenance, Club costs, insurance, flood insurance, taxes and reserves for future maintenance.
A lower-maintenance home may carry higher association dues but reduce the work the owner handles directly. A larger custom home may have fewer bundled services but greater private maintenance exposure. Neither structure is automatically better.
Westbrook offers many established homes and neighborhoods, though new or newer opportunities can appear. The Easthaven side has seen multiple builder phases and newer neighborhoods, along with established resales.
When comparing new and resale homes, look beyond base price. Builder incentives matter, but so do blinds, fencing, landscaping, appliances, patios, screened porches, upgraded finishes and the disruption of nearby construction. A resale can offer a completed setting; a new home can offer current systems and selections. The right value depends on the full package.
Westbrook deserves serious consideration if gated Club-centered living, golf-course surroundings or a wider range of luxury and custom homes is central to your search. An Easthaven-area neighborhood may deserve the first look if you prefer a particular builder, newer phase, individual neighborhood amenity package or a location closer to your daily route.
Those are search priorities, not rules about who belongs where.
