The purchase price is only the first number buyers compare in Savannah Quarters. The harder question is what the home will cost to own after closing.
There is no honest single answer for “the Savannah Quarters HOA fee.” The community contains multiple neighborhoods, property types and associations. Savannah Quarters Country Club is also a separate private-club operation with its own membership categories and costs.
If someone gives you one fee without first asking for the address, they are probably giving you an incomplete answer.
An HOA and a private club serve different purposes.
HOA dues may support items such as common-area maintenance, gate operations, landscaping, management, neighborhood amenities or other services stated in the governing documents. What is included varies by association and property type.
Country Club dues pay for the privileges associated with a selected Club membership. Savannah Quarters Country Club currently lists three broad categories:
The Club’s public website describes privileges but does not publish a complete current schedule of initiation fees and monthly dues. Request the written fee schedule directly from the Club and ask whether a waitlist, food minimum, capital charge or other recurring cost applies.
Depending on the neighborhood, a home may have a master association, a neighborhood or sub-association, or a service arrangement connected to a villa or townhome product.
That is why buyers should obtain a current written breakdown answering:
Do not rely only on the MLS HOA field. It may show one payment while omitting another, combine fees without explanation or reflect an outdated amount.
Lower-maintenance communities can be attractive, but that phrase is too vague to use without details.
Lawn service might include mowing but exclude irrigation repairs, pine straw, tree work or replacement landscaping. Exterior maintenance might cover selected building components while leaving windows, doors, roofs or insurance to the owner. Townhome and villa documents can also allocate responsibilities differently.
Read the current maintenance chart or declaration. Then inspect the home with those responsibilities in mind. A service included in the dues does not guarantee that every owner-preferred upgrade or replacement is included.
The large pools, fitness center, dining, tennis facilities and golf course associated with Savannah Quarters Country Club are private Club amenities. Access depends on the applicable membership.
Some neighborhoods have their own amenities. The Gates, for example, identifies a zero-entry pool, clubhouse, playground and trailer or RV storage for its community. Those are not the same as the Country Club facilities.
Before buying, ask three separate questions:
1. Which amenities belong to this HOA?
2. Which amenities require separate Club membership?
3. What access rights and guest rules apply to each?
The Greg Norman Signature course is private. Golf membership provides broader access, while Sport Classic membership includes a limited annual number of rounds under the Club’s current published description.
Golfers should confirm more than dues. Ask about initiation costs, tee-time booking windows, cart or trail fees, range privileges, tournament charges, guest fees, membership caps and any current waitlist. Club programs and pricing can change, so a seller’s old statement is not enough.
HOA and Club charges are not the only expenses that vary by address. Buyers also need property-specific homeowners and flood-insurance quotes.
The City of Pooler has directed property owners to updated Georgia flood maps because changes can affect risk designations and insurance costs. A lender may require flood insurance for a property in a Special Flood Hazard Area, but buyers outside those areas may still choose coverage.
Request quotes during due diligence, not after the financing contingency has nearly expired. For homes with association-maintained exteriors, also understand what the master insurance policy covers and what the owner must insure separately.
For a clean comparison, calculate the annual cost of each property using the same categories:

A home with higher dues may include services you would otherwise purchase. A home with lower dues may require more direct maintenance. The right comparison is the total cost and what you receive for it.
