If you own a home in Greenville County, SC, listen up: new property reassessment notices are going out this September, and if you’re not careful, you could end up paying more in taxes than you need to.
As a high-producing Greenville Realtor (and your neighbor who keeps it real), I want to break this down so you know exactly what to look for — and how to keep more money in your own pocket.
Every five years, Greenville County reassesses property values. These numbers matter because they determine your property tax bill.
When it’s happening: 2025 reassessment notices are mailed out in September.
What it means: If the county thinks your home is worth more than last cycle, your property taxes will likely increase — even if you haven’t remodeled a thing.
What to do: Don’t just toss the notice in your “later pile.” Read it carefully and make sure the details (square footage, condition, improvements) are accurate.
If something looks off, you have 90 days to file an appeal.
Here’s where you can save: if your Greenville home is your primary residence, you likely qualify for the 4% legal residence rate instead of 6%.
That 2% difference is big — think of it as “extra vacation money” every single year.
Deadline: Applications are due by January 15.
What you’ll need: Proof of residency like your SC driver’s license, voter registration, vehicle registration, or income tax return showing that address.
Other exemptions:
Homestead Exemption: Seniors (65+), legally blind, or permanently disabled homeowners may reduce their taxable value by $50,000.
Veterans & Agriculture Use: Qualifying homeowners may be eligible for additional reductions.
Don’t ignore reassessment notices. Your taxes depend on them.
Apply for the 4% exemption. Even if you’re not sure you qualify, apply anyway. Worst case, the county says no.
Keep your records. Deeds, closing documents, tax returns, and utility bills can help prove your case.
Appeal if needed. Comparable sales, recent appraisals, or photos of your home’s condition are your best tools if the county overestimates your value.

So when those reassessment notices land in your mailbox this September, take a hard look. Then, before January 15 rolls around, apply for your Homeowners Exemption.
