Speaking of that new construction: builders are our sellers biggest competition in any area with new construction right now. Especially the big national builders! Builders are not quick to cut their prices but they are quick to buy all appliances, blinds, pay all closing costs and even but interest rates down for buyers who may be deciding between new construction and a resale home in areas where the two compete.
Downtown/Historic Savannah & Tybee Island values fluctuate based on location, parking, and whether short-term rentals are allowed. The ability to get a short-term rental certificate greatly increases buyer demand in both of these areas.
