Waterways vs. Buckhead in Richmond Hill: Which Community Fits Your Life?

Community Guides Trisha Cook November 4, 2026

Waterways and original Buckhead belong on the same Richmond Hill home search, but they offer different reasons to stay. Waterways puts gated entry, recreation and a marina-centered lifestyle in the conversation. Original Buckhead deserves a closer look when established surroundings, custom-home character and a larger yard are high on your list.

This comparison is about original Buckhead in Richmond Hill, not Buckhead East, Buckhead North or Buckhead South. Similar names do not mean the same association, amenities or school assignment.

My starting point is simple: compare the life you would actually live in each community. The right answer depends on the house, the lot, the activities you will use and the drive you will make every week.

Waterways vs. original Buckhead at a glance

What matters

Waterways

Original Buckhead

Community feel

A gated, master-planned setting with several neighborhoods and an emphasis on outdoor recreation.

An established neighborhood to consider for custom-home character, mature surroundings and yard space.

Homes and lots

Compare individual sections. Waterways also offers custom homesites, so it is not simply a production-home alternative.

Start here if larger lots and more individual home designs are priorities, then verify each property's acreage and improvements.

Recreation

Published amenities include pools, fitness facilities, paths and freshwater paddling.

The original HOA lists a pool, tennis/pickleball facilities and disc golf among its amenities.

Boating

Waterways Marina offers dry-stack storage and coastal water access. Availability, fees and boat requirements are separate questions.

Do not assume a Buckhead home includes marina access or boat storage. Verify the property's rules and nearby storage options.

Schools and commuting

Compare current address-specific school assignments and the same work destinations before choosing a home.

Homes, lot sizes and the age of the community

Original Buckhead is the established-community side of this comparison. If you want a home with its own personality, mature landscaping and space between houses, it is worth putting on your tour list. Larger lots and custom-home character are important reasons to consider it, but they are not promises about every property.

Waterways offers a different mix. Its Enclave North information specifically describes custom homesites. The fair comparison is not “custom homes versus cookie-cutter homes.” It is the particular Buckhead property versus the particular Waterways home, section and lot.

For either neighborhood, check the home's year built, roof and HVAC ages, renovations, drainage and usable outdoor space. A large lot on paper does not tell you how much room is usable for a pool, an addition or everyday enjoyment. Review the survey, setbacks, easements and association requirements before making plans.

Gated entry, amenities and marina access

Waterways advertises gated entry with visitor management. Its community amenities page describes swimming and fitness facilities, multipurpose paths, a dog park and access to the freshwater Grand Lagoon for paddling. Confirm current operations, access rules and charges with the association. A planned amenity is not the same as an amenity you can use today.

Boating is a meaningful distinction. The Waterways Marina operator describes dry-stack storage for boats up to 36 feet overall and access from Redbird Creek to the Intracoastal Waterway. Its website lists wet slips as “coming soon,” not as an existing guaranteed benefit. Before buying for the boating lifestyle, ask about storage availability, vessel limits, launch hours, fees and any separate memberships. Buying a home does not itself confirm a storage reservation.

Original Buckhead also has recreation amenities. The original Buckhead HOA is the place to confirm its pool, tennis/pickleball facilities, disc golf and current access requirements. Do not substitute an amenity list from another Buckhead association.

Schools: verify the address, not just the neighborhood name

Schools deserve their own part of this decision. Start with Bryan County Schools' South Bryan attendance-zone information, then confirm the exact address and intended enrollment year with the district.

Waterways' developer website currently names McAllister Elementary, Richmond Hill Middle and Richmond Hill High. That page also contains older descriptive information, so it should not substitute for current district confirmation. Original Buckhead's assignments need the same address-level check. Do not use Buckhead East's school information for original Buckhead.

Once assignments are confirmed, compare grade levels, programs relevant to your student, transportation and the actual school-day drive. Avoid treating a neighborhood's reputation or a single rating as a guarantee of the right school fit.

[EDITORIAL HOLD BEFORE PUBLICATION: Confirm and insert the current elementary, middle and high school assignments for representative addresses in BOTH communities, with district confirmation and school year. Current assignments have not yet been independently verified.]

Commuting to Gulfstream and Fort Stewart

A useful commute comparison needs the same destination for both neighborhoods. “Gulfstream” can mean different buildings and parking entrances. “Fort Stewart” can mean the installation gate or a workplace farther inside the post. Those are not interchangeable arrival points.

Record the starting address or entrance, Gulfstream destination, Fort Stewart gate, weekday departure/arrival time and date checked. Separate road travel from gate queues and travel inside the installation. No numerical estimates have been verified yet.]

Check a typical workday morning and the return trip, not just a quiet weekend drive. For Fort Stewart, verify access arrangements and current gate information with the installation's official visitor information. A map estimate does not account reliably for an individual gate queue or every workplace inside the post.

Proximity: test your whole routine

Work is only part of the drive. Before choosing between these communities, map your grocery store, school, medical appointments and the activities you use most. Include the time from the house to the neighborhood entrance. Two homes with the same Richmond Hill mailing address can produce different daily routines.

Spend time on the specific streets you are considering. Look at the usable yard, the relationship to neighboring homes and the route to the amenities you would actually use. Our Richmond Hill home-search page is a starting point for comparing available properties.

Which would I put first on your tour list?

I would start with original Buckhead if your priorities are an established setting, custom-home character and more outdoor space. I would start with Waterways if gated entry, paddling, community recreation and convenient access to a marina are central to the lifestyle you want.

Neither community wins every category. The best choice is the home that fits your budget and routine after the school assignment, commute, property condition and ownership costs have been checked.

Frequently asked questions

Is original Buckhead the same as Buckhead East?

No. This guide compares Waterways with original Buckhead. Confirm the property's actual association rather than relying on the Buckhead name alone.

Is Waterways gated?

Yes. Waterways advertises gated entry and visitor management. Ask the community about current resident, guest and service-provider access procedures.

Does Waterways have custom homes?

Waterways advertises custom homesites in Enclave North. Compare the individual home and section rather than assuming every Waterways property has the same design or lot size.

Does buying in Waterways include a boat slip?

Do not assume that it does. Confirm storage availability, fees and terms directly with the marina. The operator currently advertises dry-stack storage and lists wet slips as coming soon.

Are lots bigger in original Buckhead?

Larger lots are a reason to consider original Buckhead, but there is no blanket size comparison that applies to every home. Compare the surveyed acreage, setbacks and usable yard of the properties on your shortlist.

Do Waterways and original Buckhead have the same schools?

Confirm each address with Bryan County Schools for the intended school year. Do not assume identical assignments or use school information from a different Buckhead community.

Which is better for commuting to Gulfstream or Fort Stewart?

Compare both homes to the same Gulfstream building or Fort Stewart gate at your actual work hours. The final answer also depends on neighborhood travel, traffic, access requirements and the location of your workplace after arrival.
