Savannah Quarters is often marketed as if it were one neighborhood. It is better understood as a large master-planned community containing multiple residential districts, neighborhoods and building phases that fit many buyers in many different levels of their lives.
That matters because the name attached to a listing can tell you something about the gate, home style, lot, association and amenities, but it rarely tells you everything. MLS subdivision names are also inconsistent. The same area may appear under a broad name, a smaller enclave or an abbreviated version created to fit the listing field without giving you the full picture. Even though all of these communities are within the master-planned community of Savannah Quarters, they have very different association fees and some vary on amenities offered and flood insurance needs, too.

Westbrook is the gated district surrounding Savannah Quarters Country Club and the Greg Norman Signature course. It includes established golf, lagoon and nature-oriented properties.
Housing ranges from lower-maintenance attached or villa-style homes to large custom estates. Club facilities are located within Westbrook, but buyers should confirm the membership and property obligations tied to each home. But... the "OG's" of Westbrook will definitely call you out if you classify something as Westbrook that is actually Westbrook Lakes or Westbrook Cove, Grove, etc. Westbrook 'proper' is known as the custom home section with estate sized lots. Once you get out of that section, to call it Westbrook as a general statement is not considered to be Westbrook by Westbrook standards, if that makes sense.
The Reunion is an established neighborhood within Westbrook known for Lowcountry and traditional Southern-inspired single-family homes, front porches and neighborhood green spaces. Homes can vary considerably in size, age and level of finish, so buyers should compare the individual property rather than treating Reunion as a single product line.
Westbrook Lakes is an established Westbrook neighborhood where buyers may find single-family homes with lagoon, wooded or golf-oriented settings. Lot position is a major value factor here. A water or golf view, privacy behind the home and the condition of outdoor living areas can change the comparison substantially.
Westbrook Grove includes single-family homes developed with an emphasis on traditional exterior character and modern interior plans. Builder material described homes ranging from three to five bedrooms, but today’s opportunities are primarily evaluated as individual resales or any remaining builder inventory.
Westbrook Cove is another established single-family section within Westbrook. Buyers should pay attention to construction quality, age of systems, renovation level and whether the home’s location provides a wooded, water or interior setting.
The Reserve was planned as a homesite-focused neighborhood within Westbrook, close to the Club-centered portion of the community. Properties may include custom or highly individualized construction, making square-foot comparisons alone especially unreliable.
Danbury Park is a lower-maintenance residential option inside Westbrook. It offers a different scale from the larger custom-home areas and can appeal to buyers prioritizing gate access and Club proximity without wanting an estate-sized property.
The Fairways and the areas commonly marketed as Westbrook Villas include attached, villa-style and single-family options designed around lower-maintenance living. Exact exterior-maintenance responsibilities and amenity rights depend on the recorded documents for the property.
The phrase “villa” is a marketing description, not a complete legal explanation. Confirm whether the property is detached, attached, condominium ownership or fee-simple ownership, and identify every association involved.
Westbrook Retreat has been marketed as a newer villa-style opportunity within Savannah Quarters. Builder availability can sell out or change quickly, leaving resale as the only option. Buyers should verify current construction status, included maintenance, incentives and Club terms instead of relying on an older builder advertisement.
The broader Easthaven side includes established and newer neighborhoods with different builders, access structures and amenities. These communities are generally more residential than Club-centered, but broad descriptions should not replace an address-specific review.
The Gates is a separate gated neighborhood of 230 single-family homes, according to its homeowners association. Its community amenities include a zero-entry pool, clubhouse, playground, catch-and-release fishing areas and trailer or RV storage.
Those are The Gates amenities. They should not be confused with the private Savannah Quarters Country Club facilities.
Hamilton Grove is an established single-family neighborhood with a range of floor plans, lot sizes and ages. Resale condition varies, so buyers should compare roofs, HVAC systems, interior updates, drainage, landscaping and any property-specific improvements.
Berkeley Walk is a townhome community within the larger Savannah Quarters area. Buyers should examine exterior-maintenance obligations, insurance structure, parking, leasing rules and association reserves in addition to the unit itself.
Davenport is a residential neighborhood associated with the Easthaven portion of Savannah Quarters. It offers a more traditional neighborhood format than the Club-centered Westbrook side. Buyers should verify the builder, phase, HOA and amenities for the specific address.
Whitaker Park was developed with smaller, lower-maintenance single-family homes. The original D.R. Horton phase is sold out, so buyers are generally looking at resale opportunities. Confirm exactly which lawn or exterior services remain included under the current association documents.
Telfair Park is a newer single-family neighborhood associated with the Easthaven side. Homes generally reflect current open-concept plans and manageable lots. For new or recent construction, compare builder warranties, remaining construction, incentives and the cost of improvements not included in the original purchase.
Drayton Park includes purpose-built rental homes rather than a standard for-sale subdivision. That distinction matters when a search result or map simply lists it as another Savannah Quarters community. Buyers looking to purchase should confirm whether any homes in the specific section are individually offered for sale.
Savannah Quarters continues to evolve, and names such as Ellis Park may appear in marketing, social posts or builder materials. Phase names, builder collections and MLS subdivision names do not always align neatly. Before relying on a name, confirm the property’s legal description, association and current builder status.
The Village at Savannah Quarters is the commercial and service-oriented portion near the residential community. It contributes to the convenience of the location, but living “near The Village” does not by itself establish access to a residential gate or Club amenity.
This is another reason to separate proximity, property ownership, HOA membership and Country Club membership.
