Pooler, Georgia Real Estate: A Local Realtor's Perspective on One of Georgia's Fastest-Growing Communities

I don't live in Pooler today, but few communities have had a bigger impact on my life and career.

In 1999, at 21 years old, I built my very first home in Pooler. Back then, Pooler was still a small town. Pooler Parkway was just being built, traffic was light, Walmart wasn't even in Pooler yet and most people outside of the Savannah area had never heard of Pooler. My home was located just minutes from Interstate 95, making it incredibly convenient to get almost anywhere in Savannah in 10-15 minutes and to Tybee in 40.  

I built that home from the ground up on a quarter-acre lot for $79,900 in 1999, in what many locals now call Historic Pooler or Old Pooler. It was where I brought my son home from the hospital and where some of my favorite memories were made. My son went to Savannah Christian & Pooler Elementary School, which was walkable from our home. I lived in that home for 13 years & eventually sold it in 2012 to move to Rincon for my son's middle & high school years. Years later, I actually purchased the home back as an investment property because it was simply too special to let go and one of my dear friends has been taking care of it for me now for many years.  My son's handprints are still in the concrete from when it was poured when he was 4 months old.  But, enough about me.  Let's get back to Pooler!

Pooler, GA isn't the same small town it was when I moved there, and honestly, not every change has been my favorite. Rapid growth always comes with challenges. More traffic, more development, and a different feel than the small town many of us remember. But what has never changed is Pooler's incredible location and appeal to families, professionals, investors, and businesses.

That's why I still believe in Pooler.

While I no longer live there, I continue to own multiple investment properties there, commercial property, and land in the area. My office is located in Pooler, and after nearly two decades in real estate, I've helped thousands of buyers and sellers throughout the Savannah region, including a significant number right here in Pooler.

In fact, I started my real estate career in Pooler in 2007. Around that same time, I purchased the domain "It's Cooler in Pooler" and launched a local community page that has since grown to more than 80,000 likes & followers. Watching the city evolve over the years has given me a unique perspective that few Realtors can offer. I've seen Pooler transform from a small bedroom community into the giant it continues to become.

Today, Pooler is consistently recognized as one of the fastest-growing cities in Georgia. Its location between Interstate 95 and Interstate 16 places residents within minutes of Savannah/Hilton Head International Airport, Gulfstream Aerospace, JCB, the Port of Savannah, and the Hyundai Motor Group Metaplant. For many buyers relocating to the area, Pooler offers the perfect balance of convenience, newer housing options, shopping, dining, and access to everything the Savannah region has to offer.

One of Pooler's biggest advantages is that you don't have to sacrifice convenience for lifestyle. Residents can be in downtown Savannah in about fifteen minutes, at the airport in 5 minutes, and on the way to Tybee Island, Hilton Head Island, Richmond Hill, Bluffton, or Beaufort with relative ease. That central location is one of the primary reasons Pooler continues to attract both local buyers and relocation clients from across the country.

The growth over the last decade has been remarkable. Pooler is now home to Tanger Outlets Savannah, Costco, Sam's Club, numerous national retailers, locally owned restaurants, entertainment venues, and the world's tallest IMAX theater. Families enjoy destinations such as Tom Triplett Park, Fun Zone, Pinspiration, the YMCA, and the Pooler Packers recreation programs. There are activities for children, teenagers, young professionals, and retirees alike.

The opening of the Hyundai Metaplant has brought even more attention to the area. Many executives and employees relocating from other parts of the country and internationally have chosen Pooler because of its housing options, amenities, and convenient commute. As a result, the city has continued to diversify, bringing new restaurants, businesses, and cultural influences to the community. 

When buyers ask me where they should focus their search in Pooler, a few communities consistently rise to the top.

Savannah Quarters remains one of the area's premier master-planned communities, offering golf, resort-style amenities, luxury homes, and a strong sense of community. Westbrook at Savannah Quarters is especially popular among luxury buyers seeking custom homes and executive-level properties.

Forest Lakes is another gated community in Pooler that continues to attract buyers looking for beautiful homes, established amenities, and a convenient location close to shopping, schools, and major employers.

Historic Pooler remains one of my personal favorites because of its larger lots, established trees, and neighborhoods that developed before HOA communities became the norm.

The Highlands, while technically located within Savannah city limits, functions much like an extension of Pooler and is often considered by buyers looking for Pooler-area homes.

Because I've been involved with Pooler for so many years, our team assists clients with much more than traditional home sales. Pooler may not be where I live today, but it will always be one of the communities that shaped who I am, both personally and professionally. It's where I built my first home, started my real estate career, and watched one of Georgia's most remarkable growth stories unfold.  I'm very proud to say that I have served on the Pooler Chamber Board of Directors as their vice president, that the Trisha Cook Team won Pooler GA's business of the year award in 2019, and that Trisha Cook and the Trisha Cook Team have been voted Pooler's best Realtor for the last 7-8 years running.
