The home designs here are straightforward and widely appealing. Buyers can choose from 3 to 5 bedroom floor plans in both ranch and two-story layouts, with open-concept living spaces that suit a range of household needs.
Current listings include move-in-ready homes and homes under construction with completion windows extending into 2026. One current listing highlights finishes such as stainless appliances, LVP flooring, granite or quartz countertops, and a covered back porch, which gives you a useful sense of the standard finish level.
Location is a major reason buyers focus on Heritage at New Riverside. It is marketed as 10 minutes from Old Town Bluffton, 20 minutes from Savannah, and less than 30 minutes from Hilton Head Island. For many buyers, that creates a strong balance between new-home convenience and regional access.

Sun City Hilton Head has a Bluffton address and serves the 55+ market. It offers 3 golf courses, more than 200 clubs, over 165,000 square feet of amenities, multiple pools, tennis, pickleball, bocce, and a community dock on the Okatie River. An amenity expansion is also underway.
