Buying a Home Trisha Cook November 5, 2026
If you are comparing Del Webb Savannah at Heartwood with Sun City Hilton Head, start with where you want to live your everyday life. Heartwood puts you in Richmond Hill, Georgia. Sun City puts you on the South Carolina mainland in the Okatie and Bluffton area.
That location choice matters as much as a model home or clubhouse. The right community should make your usual week work well, including the trips and activities that happen outside its gates.
The Trisha Cook Team has team members in Georgia and South Carolina. We can help you navigate both communities, compare homes and amenities, and turn two very different tours into a useful buying decision.
Compare | Heartwood | Sun City Hilton Head |
|---|---|---|
Location | Richmond Hill, Georgia | Mainland Okatie/Bluffton area, South Carolina |
Home search | New construction in a growing community | New construction and established resale choices |
Amenities | Confirm open facilities and planned additions | Established recreation; confirm facility access |
Golf | No comparable on-site program in published plans | Three courses; separate golf rates and rules |
Cost review | Confirm dues, included services and closing charges | Confirm address-specific assessments and services |
Heartwood is the more natural starting point if your reason for moving centers on Richmond Hill or the Georgia side of the Savannah area. Sun City deserves an early visit if your regular destinations center on Bluffton and the Hilton Head area.
Neither community name tells the whole geographic story. Del Webb Savannah at Heartwood is in Richmond Hill, rather than the City of Savannah. Sun City Hilton Head is on the mainland, rather than Hilton Head Island.
Write down the five places you expect to visit most. They might include family, a medical office, a grocery store, the airport and a favorite leisure destination. Drive those routes from a realistic homesite in each community.
We would not choose between these locations from a single advertised travel time. Different starting points, destinations and traffic conditions can change how convenient a place feels.
Heartwood offers the experience of buying in a newer Del Webb community within a developing master plan. Its published development plans call for approximately 700 homes at completion.
Sun City offers an established community with a much longer operating history and a broader collection of existing neighborhoods. Yet Del Webb continues to market new homes there. Choosing Sun City does not automatically mean choosing a resale.
That makes the real comparison more interesting than “new versus old.”
At Heartwood, ask how construction and future phases relate to your lot and what the current resident experience looks like. At Sun City, decide which section, home age and amenity location best match your needs.
You may prefer joining a growing neighborhood. You may prefer seeing an established landscape and activity program. Both are reasonable preferences; the important part is recognizing yours before a particular kitchen takes over the decision.
Heartwood’s developer has described plans for a clubhouse, swimming, fitness, court sports and The Fish Camp river gathering area. Its current FAQ confirms an open Del Webb pool, but buyers should verify the status of each additional facility.
Sun City’s established offerings include swimming, fitness, creative activities and golf. Its official builder page lists a wide range of recreation, though the specific facility closest to a home still matters.
For both tours, ask to see the places you expect to use regularly. Ask about reservations, classes, guest access and additional costs. At Heartwood, separate what is operating from what is planned. At Sun City, separate community-wide availability from convenience to the particular address.
If an indoor pool or a specific activity is essential to your move, give that question priority. A future amenity can be appealing without satisfying an immediate need.
Sun City has three named golf offerings: Hidden Cypress, Okatie Creek and Argent Lakes. Heartwood’s published Del Webb amenity plans do not identify a comparable on-site golf program.
If you expect golf to be a central part of your week, Sun City warrants particular attention. Ask for its current resident golf options, rates, reservation procedures and guest policies.
If you rarely play, give more weight to the facilities you will use. A community’s largest amenity is not necessarily the one that should determine your purchase.
For Heartwood buyers interested in golf elsewhere, compare the actual course arrangements and travel involved. A nearby course and an in-community golf program are different experiences.
Choose a realistic home in each community before comparing value.
Match the features that matter: usable living space, guest bedrooms, storage, garage needs, outdoor seating and privacy. Then account for differences in homesite, condition, included finishes and work you would do after closing.
For new construction, get a complete written proposal. For a resale, evaluate inspection findings and expected updates. Avoid comparing a starting base price in one place with a finished, upgraded listing in the other.
Timing belongs in this discussion. A home that fits a lease expiration or the sale of your current property may offer practical value beyond its finishes. Confirm the expected schedule and your contingency options with the professionals handling the transaction.
Ask for the current fee information for each address. Include association dues, any additional service or neighborhood charges, closing-related association fees and the activities you plan to purchase separately.
Then add property taxes, insurance, utilities and your maintenance responsibilities. Keep one-time purchase costs separate from recurring annual costs so the comparison stays clear.
Heartwood’s public dues information and a general Sun City fee summary are not enough to declare a winner. The exact property, services and optional activities matter.
We can help gather the community and property information. Tax and insurance professionals should evaluate the estimates that depend on your individual circumstances. Avoid assuming one state will be cheaper simply because of its reputation.
Start with your preferred location, move timing and three activities you genuinely want to do. We can help select relevant homes, coordinate community visits and organize the follow-up questions.
After each visit, write down what you liked, what felt inconvenient and what remains unanswered. Review those notes before comparing finishes or incentives.
The best fit may be Heartwood because Richmond Hill works better for your life. It may be Sun City because a specific neighborhood and established recreation program suit you. Our job is to help make that choice clearer across the Georgia and South Carolina options.
